User Agreement & Terms of Use

By accessing the Veridian Realty website, contacting us, or submitting a property listing enquiry through our online form (the “Listing Enquiry Form”), you agree to be bound by this User Agreement & Terms of Use (the “Terms”). If you do not agree, please do not use our website or submit an enquiry.

These Terms should be read together with our Privacy Policy, which explains how we collect and use personal information.

Veridian Realty is a real estate brokerage operating in Trinidad and Tobago. We provide residential and commercial property sales, rentals, and related brokerage services. We are registered with the Financial Intelligence Unit of Trinidad and Tobago and are a member of the Association of Real Estate Agents (AREA).

You may use our website to browse property listings, learn about our services, contact our team, and submit listing enquiries. You agree to use the website only for lawful purposes and not to misuse, disrupt, or attempt unauthorised access to our systems or data.

Property listings, photographs, descriptions, prices, and availability displayed on our website are provided for general information. They may change without notice and do not constitute a binding offer unless confirmed in a separate written agreement.

Our Listing Enquiry Form at List Your Property allows property owners and authorised representatives to submit basic information about a property they wish to sell or rent. The form may collect, among other things:

• Property category (residential or commercial) and listing intent (sale or rent)
• Property type, address, city or area, and optional headline
• Asking price, currency, bedrooms, bathrooms, and optional size details
• A property description
• Between one and six photographs of the property
• Your name, phone number, and optional email address

Important: Submitting the Listing Enquiry Form does not create a binding listing agreement, agency agreement, or contract of any kind between you and Veridian Realty. It is an enquiry only. A separate written agreement must be executed before we can act as your broker or list your property on the market.

By submitting a listing enquiry, you confirm that the information you provide is accurate and complete to the best of your knowledge. You confirm that you are the property owner, landlord, or an authorised representative with authority to instruct a broker regarding the property.

You must not submit false, misleading, or fraudulent information, or photographs that do not relate to the property described or that you do not have the right to share.

By submitting a listing enquiry and accepting these Terms, you authorise Veridian Realty and our agents to contact you using the details you provide (by phone, email, or other reasonable means) to discuss your enquiry, arrange a property visit, explain our services, and propose next steps.

You may withdraw this authorisation at any time by contacting us, though we may retain records of your enquiry as described in our Privacy Policy.

When you upload photographs or provide descriptions through the Listing Enquiry Form, you represent that you own or control the content and grant Veridian Realty a non-exclusive licence to store, review, reproduce, and use that content for the purpose of evaluating your enquiry, preparing a listing proposal, marketing your property (if a listing agreement is entered into), and operating our business.

We may remove or decline to use any content that we reasonably believe is inaccurate, inappropriate, infringing, or unrelated to a legitimate listing enquiry.

Submitting an enquiry does not guarantee that we will accept your property for listing, publish it on our website, or achieve a sale or rental. All brokerage services, commissions, marketing plans, and listing terms are subject to separate discussion and written agreement.

Any fees, commissions, or charges applicable to brokerage services will be disclosed and agreed in writing before we act on your behalf. Nothing on this website or in the Listing Enquiry Form constitutes a quote or commitment regarding fees unless expressly stated in a signed agreement.

Unless otherwise stated, all content on this website — including logos, text, layout, and listing materials prepared by Veridian Realty — is owned by or licensed to Veridian Realty and protected by applicable intellectual property laws. You may not copy, reproduce, or distribute our content without our prior written consent, except for personal, non-commercial use in connection with viewing listings.

To the fullest extent permitted by law, Veridian Realty provides this website and the Listing Enquiry Form on an “as is” basis. We do not warrant that the website will be uninterrupted or error-free.

Veridian Realty shall not be liable for any indirect, incidental, or consequential loss arising from your use of the website or submission of an enquiry, except where liability cannot be excluded under applicable law.

These Terms are governed by the laws of Trinidad and Tobago. Any dispute arising from or relating to these Terms or your use of the website shall be subject to the exclusive jurisdiction of the courts of Trinidad and Tobago, unless mandatory law requires otherwise.

We may update these Terms from time to time. The “Last updated” date at the top of this page indicates when they were last revised. Continued use of the website after changes are posted constitutes acceptance of the updated Terms.
